As one of the first true ‘smart buildings’ in Serbia, this landmark structure set new industry standards by seamlessly integrating advanced management systems—perfectly marrying architectural complexity with superior spatial functionality.

Leading technical and prime contracting operations
On the Balkanska 2 project, Content Consulting Team acted on behalf of the main contractor, managing every phase of construction. This encompassed everything from navigating complex site logistics in the absolute heart of the city to the final integration of advanced smart systems. Our role was pivotal in streamlining stakeholder coordination, structuring all construction phases, and enforcing uncompromising quality to meet the most stringent technical specifications.

Engineering challenge: Deep urban excavation
The defining feature of this project is that it marked the first time in Belgrade that a five-story deep basement excavation was successfully executed in the historical core of the city. Surrounded by delicate early 20th-century buildings, this complex subterranean work was completed with flawless precision, ensuring zero structural impact or disruption to the neighboring properties throughout the construction process.

Petar Cekić served as the Lead Construction Manager and Head of Project Execution, spearheading the contracting team throughout the entire lifecycle of the development.
